Granny Flat to rent
About the flat:
You have your own air-conditioned bedroom at the very rear of the property, which makes your room the quietest. You have a separate bathroom and toilet in the flat for only your use and a large lounge/living room with a small air-conditioner. Everything was renovated and repainted about a year and a half ago.
There is a bed, table and chairs, lounge and fridge in the flat for you to use as well as inbuilt cupboards in the bedroom and living room as well as space in the kitchen cupboards for your stuff.
Kitchen and laundry facilities are shared. You have your own separate under cover clothesline. We have a gas stove and a microwave for use in the kitchen though you are expected to have your own crockery and pots etc. There is a slate patio just outside the granny flat.
If you are prepared to share the bill, we have wireless internet and there is a jack for Austar in the flat, but you would need to establish your own account as we no longer have it ourselves.
Off street parking is available, but will have to be coordinated as we have a car as well.

About us:
Matt, myself and our baby son Killian live in the front part of the house. We have two Huskies and several cats, so tenant must be pet tolerant. I work for the Education department and Matt is at the moment a stay at home Dad. I make jewellery in my spare time (what spare time...) and we both try to live pretty quietly.
What we're looking for in a tenant:
Someone quiet, clean, considerate and working. We try to do the right thing by those we live with and we expect the same in return. We would prefer someone looking for a longer term lease as we like the stability. It would be difficult for us to let the flat to someone with pets, as we have so many and they can be territorial with other animals, but we can negotiate for the right person. Our ideal tenant also needs to be baby tolerant, Killian is nearly 11 months old and a pretty quiet and placid baby but we cannot guarantee he will be perfect all the time :)
The successful applicant is expected to pay two weeks bond as well as a weeks rent on starting a lease.
We will be having an inspection on Sunday 26th of June between 12-4pm. Feel free to drive by and have a look at the house before that, but the granny flat will not be available to look at before that point

Come and have a look at the flat
It's unlikely we'll be taking calls about the flat after Sunday. We usually have such a deluge of calls and applicants that we are able to make a decision about a flatmate on the weekend.
If you need to move in immediately, the flat is currently available to rent right now, just be aware there are still a few little insurance jobs to be done, which should not interefere with your living arrangements.

Conditions of tenancy
Due to problems with previous tenant we're going to have to change the way we rent our granny flat. If you are unable to abide by any of the following conditions then please don't not apply for residence
- an initial one month inspection of flat (notice will be given, when tenant is present)
- after this point inspections will happen every three months under same conditions
- cleaning is a must, the flat has just bee repainted throughout and new furniture and appliances put in. Non maintenance of the flat and fixtures will result in termination of lease
- non-payment of bills or rent will also result in termination
- any damage (outside of normal wear and tear, faults, natural disasters etc) will be expected to be paid for by the tenant

Granny Flat to Rent!
We have a bed and a fridge for the flat (bed year old, fridge 4 years old) and share a washing machine. The kitchen is in the main house and will require that we all share it. The kitchen has a gas stove and cooktop. There is room in the kitchen for food and kitchenware storage. There is also a TV if you need it, with Austar hooked up to it if you are happy to pay for half of the monthly fee. There is also a rather old table and some chairs, if you need it.
The house has off street parking if you have a car. We don't, so there's no competition for parking here!
We have an extensive rainforest type garden, with vegie patches and herb gardens if you like to cook.
The granny flat is keyed seperately to the main house and each of the room is able to be locked. We are in the process of renovating the house and flat, so will be planning to repaint it. it is white at the moment, but this will be done in negotiation with the new tenant.
The house is close to Hibiscus, Casuarina Square and Lee Point Beach. There are several schools, parks and shops close by. It's a five minute away walk to a number 3 bus stop and a ten minute walk away from a number 10 bus stop. It takes about fifteen minutes to walk to Cas Square.
There is no internal phone line in the flat.
About us:
Matt and I are both working full time, though as a teacher I will be on leave soon. We have only recently bought the house and are working on renovating it further. It's in clean though dated condition right now and we are seeking to improve this, but anyone renting the flat will need to be satisfied with it in it's current condition as we are a bit slow in our DIY! We are quiet, easy to get along with people who respect other people's space and expect the same for ourselves. We don't mow the lawns at early hours and can take into account people's working hours if working shift work! We are not just looking for someone to help us to pay the mortgage, we are happy to share the kitchen and the property with a tenant, but are looking for someone who is similarly quiet and respectful to share the property.
We have many animals! Which is something anyone wanting to live on the property needs to consider. We have two dogs (Siberian Huskies) and three cats. We can consider a flatmate with an animal of their own, but the future tenant will have to be prepared to go through council regulations about numbers of animals kept. As far as I know, to keep three dogs on a property you have to apply for a council permit. But we do have some concerns about this. Our male dog, Max, is territorial and can be a problem for some time when adjusting to other dogs, especially ones who are aggressive. We would need to consider this on a case by case basis.
We are diligent about keeping up with pest treatment and regularly treat the property for pests like fleas.
Max is also not great with kids, so for this reason we would not consider a tenant with young children. It is too much of a risk to a child. He is not aggressive towards adults or teenagers, and is more pushy with young children, but this is not something we want to risk.
The animals stay inside the house for safety reasons, they are escape artists, so if you're not comfortable with the presence of dog hair in the kitchen, this might not be the place for you. They do not go in the granny flat at any time, nor do the cats.
What we're looking for:
- someone who is respectful of others
- someone who is quiet and not looking for a party house
- someone who is working full time, or full time hours (36ish hours)
- someone with consistent reliable employment
- someone who is prepared to keep the property in a neat and tidy state
- someone who is able to get along with all occupants of the house, including the furry ones!
- someone who pays the rent and bills on time

- what hours you work (and anything special like night shift etc)
- how long you'd like to rent the flat
- if you have any animals of your own
- anything else you think might be relevant
The property is being rented at $185 per week and we require two weeks bond up front. Electricity is on top of this, and is divided by a ratio (depending on aircon useage etc). Austar is available if you are interested, we will split the monthly fee in half if you decide you want the service

We will be showing people through the flat between 2-4 on Saturday and Sunday the 8th and 9th of November. The address is 89 Lee Point Rd if you'd like to have a look from the outside, but we won't be admitting people other than that time.
